This guide focuses on practical ways to grow your money, raise rental income, and avoid expensive mistakes.
The short version: reach level 4 quickly, unlock QuestList, use HelpMe gigs for XP and cash, renovate cheap properties, raise rent carefully, and keep tenants under control with inspections.
Rush Level 4 First
In the code, level 4 requires 500 total XP. Level 5 requires 850 total XP.
Good early XP sources are:
- HelpMe gigs
- Trading
- Talking to tenants
- Completing tenant-related actions
Once QuestList unlocks, you get weekly and monthly missions from Tom. These are one of the best ways to get extra money while doing things you should already be doing.
Do HelpMe Gigs Often
The available gig types are:
- Dog Walking
- Lawn Mowing
- Apple Picking
- Cherry Picking
- Pear Picking
- Interior Painting
- Grocery Run
A perfect gig can give up to 36 XP:
- Up to 30 XP from completion score
- +6 bonus XP for perfect completion
You need at least 50% completion to earn gig XP.
Level Up Individual Gig Types
The more you complete the same type of gig, the higher that gig’s level becomes. Higher gig level means higher pay.
Each gig level gives about +20% payout compared to the previous level.
Gig level requirements are based on completions:
- Level 1: 0 completions
- Level 2: 1 completion
- Level 3: 4 completions
- Level 4: 9 completions
- Level 5: 16 completions
So it is better to specialize at first instead of randomly switching between every gig type. Pick one or two easy gigs and level them up.
Unlock QuestList at Level 4
QuestList gives you weekly and monthly quests. These quests can ask you to:
- Complete HelpMe gigs
- Reach a higher gig level
- Buy or sell stocks
- Sell crypto with profit
- Inspect tenants
- Add FindMe contacts
- Buy a property
- Rent out a vacant unit
- Raise rent
- Repair problems yourself
- Finish reconstruction
- Install upgrades
Quest rewards scale with your progress. The more quests you complete, the better later quests become.
Some quests pay cash directly. Others can give a temporary rent income bonus. Rent income bonuses can stack up to +30% rent income.
Reach Level 5 for Loans
Loans are useful when you already know how you will turn the money into more income. Do not take a loan just because it is available.
Loan size depends on:
- Your player level
- Your bank balance
- Owned property value
- How many properties you own
- Existing debt
The maximum loan can go up to $3,000,000, but early loans will usually be much smaller.
Interest depends on how much of your maximum loan you borrow:
- Up to 30% of your max loan: low risk, about 3.5% annual interest
- Up to 60% of your max loan: medium risk, about 7% annual interest
- More than 60% of your max loan: high risk, about 11% annual interest
Buy Cheap Properties Near Starter Areas
These cheaper properties are great because they can often be improved with upgrades and reconstruction. Buying cheap and improving value is one of the strongest long-term money strategies.
Look for properties with:
- Low purchase price
- Bad or average condition
- Missing useful upgrades
- Good rent potential after improvement
Upgrade Apartments to Increase Value
Examples:
- Dishwasher: +0.35% value
- Washing Machine: +0.3% value
- Air Conditioning: +0.8% value
- Modern Kitchen: +3% value
- Renovated Bathroom: +1.8% value
- Balcony: +3% value
- Garage: +4% value
- Swimming Pool: +8% value
- Solar Panels: +5% value
Higher property value means higher possible rent, because rent is calculated from the property value and the country’s rental yield.
Renovation Is Worth It
Reconstruction takes time:
- About 1 in-game day per 10 condition points improved
- Minimum 1 day
- Maximum 7 days
While reconstruction is active, the property cannot be rented out.
If you cancel within the first 24 in-game hours, you can get a refund. After that, cancelling is non-refundable.
Keep Property Condition High
Bad condition makes rent increases harder and increases the chance that tenants leave.
Rent increase negotiation modifiers from condition:
- 90%+ condition: tenant is much more likely to accept
- 80%+ condition: tenant is more likely to accept
- 70%+ condition: mostly neutral
- 55%-69% condition: tenant may push back
- 40%-54% condition: much harder to raise rent
- Below 40%: rent increases are very unlikely to succeed
Also, properties below 20% condition cannot be rented out.
Set rent Based on Property Value
The game creates a rent range roughly around the local market:
- Minimum rent is around 80% of the blended local yield
- Maximum rent can go much higher, up to around 165% of the blended local yield
This means upgrades and renovations matter because they raise the property value, and value directly affects the possible rent range.
Higher value = higher possible rent.
Use deposits
A higher deposit gives you more protection and more money upfront.
Good rule:
Use 1 month if you want to attract tenants more easily.
Use 2 months for a safer balance.
Use 3 months when the property is valuable or the tenant seems risky.
Raise Rent for Existing Tenants
The maximum rent increase offer is +30%.
The game treats rent increases roughly like this:
- 0%-10% increase: safer
- 10%-20% increase: medium risk
- 20%-30% increase: high risk
A tenant can reject your rent increase. If they reject it, you must wait 14 days before trying again.
If they accept, the new rent starts after 30 days, and you cannot propose another increase for 65 days.
New tenants cannot be asked for a rent increase immediately. You must wait 21 days after move-in.
Do Inspections
They can reveal tenant problems before they become expensive. If problems are ignored, tenants can damage the property, stop paying rent, or become harder to manage.
Inspection rules:
After a completed inspection, cooldown is 7 in-game days.
If the tenant is not home, you can retry after 24 in-game hours.
You must travel to the property before inspecting.
Tenant home chance depends on home office habits:
Often home office: about 28% chance to be home
Sometimes home office: about 48% chance
Never home office: about 72% chance
Inspections are especially useful when you suspect drugs, smoking, unauthorized pets, lease breaches, or property damage.
Repair Problems Yourself When Possible
QuestList can also create quests for DIY repair, so self-repair can give you extra quest rewards too.
This is especially useful early, when your balance is low and every repair bill matters.
Use FindMe Contacts to Save Money
Plumbers
Electricians
Renovators
Carpenters
Painters
Locksmiths
Mechanics
Lawyers
Accountants
For repairs, price tier matters:
$ contacts cost about 82% of normal repair price
$$ contacts cost normal price
$$$ contacts cost about 135% of normal repair price
Cheap workers can save money, but quality matters too. Low-rated workers can botch repairs.
A good strategy is to build a contact list with several local workers in each country where you own property.
Add Local Contacts Before You Need Them
FindMe professionals must usually match the job and be based in the property’s country. If you own properties in Czechia, look for Czechia-based workers. If you own properties in France, look for France-based workers.
QuestList can also reward you for adding a new FindMe professional, so building your network is profitable by itself.
Use Light Maintenance on Rented Units
Light maintenance:
- Can improve up to 8 condition points per job
- Usually takes a few in-game hours
- Can increase property value
- Lets the tenant stay during the work
This is useful when the flat is rented and you do not want to do a full reconstruction.
Money-Making Strategy
- Do HelpMe gigs until level 4.
- Install QuestList.
- Complete easy weekly and monthly quests.
- Reach level 5 and unlock loans.
- Buy a cheaper nearby property.
- Renovate it if the condition is low.
- Install high-value upgrades.
- Rent it out with a reasonable rent and deposit.
- Inspect regularly.
- Raise rent carefully after the tenant settles in.
Best Long-Term Loop
- Earn active money from gigs and quests.
- Use that money to buy cheap property.
- Increase property value with reconstruction and upgrades.
- Rent it out for higher monthly income.
- Use inspections and repairs to protect that income.
- Repeat with more properties.
- Level 4 is your first big goal because it unlocks QuestList.
- Level 5 unlocks loans.
- Specialize in a few HelpMe gig types to level them faster.
- Perfect gigs are worth it because they give bonus XP and bonus pay.
- Renovation is powerful because condition increases property value.
- Upgrades increase value, and value increases possible rent.
- Use deposits up to 3 months of rent.
- Raise rent slowly; 10% or less is much safer than 30%.
- Inspect tenants regularly to catch problems early.
- Repair small issues yourself if you want to save money.
- Use FindMe to build a network of cheaper local workers.
Conclusion
The fastest way to become rich is not only grinding gigs. Gigs are your starter engine.
The real money comes from turning cheap properties into better properties, then using higher value to charge higher rent. Keep tenants managed, inspect often, fix problems before they grow, and use QuestList rewards to speed up the whole process.
